Working with Sellers and Buyers during COVID-19
These are difficult times for sure. My go-to expressions are that this is quite surreal and that the behaviour in our current behavior is not natural. I did discover stoicism and posted details yesterday; it is helping me cope.
If you don’t need to buy or sell at this time waiting is likely best. However, if you need to proceed, here are our suggestions to keep the process moving:
Sellers – Everything must be done electronically. We can meet over skype, or Facebook video chat, or other video conferencing manner. Via your phone video camera, we can tour your home and obtain the information we need to price your property properly and discuss the marketing strategy.
Photography – We have a photographer who does fabulous pics and a virtual tour. He is willing to go to your home and with minimal touching, he can still do his work. What he touches he will clean and/or let you know (this man is married and has a young child, therefore, is just as concerned about you are about the spread of the virus). Subsequently, we can prepare all of the paperwork electronically.
Visits – can be done virtually. After reviewing the pictures and the virtual tour, if there is a property that meets all of your criteria, we can do a virtual conference call, Hello,

However, perhaps you do need to sell or you do need to buy. If that is the case here is our plan.
Sellers – Not an ideal time to sell but perhaps you need to. If that is the case we can do everything electronically. Subsequently, we can prepare all of the paperwork electronically.
Visits – visits can be done virtually. Subsequent to reviewing the pics and the virtual tour if there is a property that meets all of your criteria, we can do a virtual conference call, with the seller and their representative, and arrange a tour of the home respecting physical distancing.
Inspection – as required an inspector can be called upon to inspect the property should you wish. S/he will do so on his/her own with minimal touching.
Buyers – we can meet virtually, determine your needs and wants. You are presented with options and will need to get a sense of a property via the photos and a virtual tour, if there is one. Otherwise refer to Visits above. We (in our individual cars) can do a drive-by, get a sense of the area, surf the internet for additional information and prepare the offer electronically. The offer can be conditional upon visiting the property as needed.
Obviously these are Not ideal circumstances however stilldoable!
